How the Refi Pencils

Finding the prospect is half the job. Making the refinance worth doing is the other half, and that's the part most LOs can't pull off on their own at today's rates.

Lead with the money. When the Energy-Smart funds are unlocked at closing, they go toward closing costs and a rate buydown, and in some scenarios that's enough to get the rate into the 5s (estimated, and it depends on the loan).
